Residential Inspections

A residential home inspection is a comprehensive, non-invasive visual examination of a home’s readily accessible systems and components, performed to provide an objective assessment of the property’s condition at the time of the inspection. A home inspection is important because it helps identify existing defects, safety concerns, improper installations, and signs of deferred maintenance that may not be visible during a typical walk through, allowing buyers to better understand the home and make informed purchasing decisions. The inspection generally includes an evaluation of the roof and attic, exterior and structural components, foundation, grading and drainage, electrical, plumbing, heating and cooling systems, interior rooms and bathrooms, insulation and ventilation, kitchen and appliances, and basements and crawl spaces. A detailed digital report with pictures and descriptions is delivered within 24 hours or less of the inspection time.

Commercial Inspections

A commercial inspection is a comprehensive, non-invasive evaluation of a commercial property’s major systems, structure, and components, typically performed before purchase, lease, or significant renovations. This inspection is important because commercial properties are often complex, and issues such as structural defects, electrical or plumbing problems, HVAC inefficiencies, or safety hazards may not be apparent during a standard walkthrough. Conducting a commercial inspection helps property owners, investors, and tenants make informed decisions, plan for maintenance or repairs, and reduce the risk of unexpected expenses or liability.

Radon Testing

Radon is a naturally occurring, colorless, odorless radioactive gas that forms from the breakdown of uranium in soil and rock and can enter a home through cracks and openings in the foundation. Radon can enter the home regardless of the type of foundation and is recommended for homes with slab on grade, crawlspace, or basement type foundations. Long-term exposure to elevated radon levels is a leading cause of lung cancer among non-smokers. Radon testing is especially important in Colorado, where elevated radon levels are common due to local geology and soil conditions. Including radon testing as part of a home inspection helps identify potential health risks and allows buyers to make informed decisions and pursue mitigation if elevated levels are found. Aspen Ridge inspectors hold NRPP certification and are licensed by the State of Colorado to perform radon testing in compliance with state requirements.

Sewer Scopes

A sewer scope inspection involves using a specialized camera to visually evaluate the condition of a home’s main sewer line from the house to the city tap connection point. This inspection can identify issues such as root intrusion, cracks, offsets, bellies, corrosion, blockages, or collapsed sections that are not visible during a standard home inspection. Having a sewer scope performed is important because sewer repairs or replacements can be costly, and problems often exist without obvious symptoms. A sewer scope helps buyers better understand the condition of the sewer line and reduce the risk of unexpected expenses after closing. Sewer scopes are performed by an experienced third party company which are scheduled by Aspen Ridge Inspection to be performed the same day and time as the home inspection.

Mold Testing

Mold testing involves collecting air and/or surface samples to help identify the presence, type, and relative concentration of mold spores within a home. Mold testing may be recommended when there are visible signs of suspected mold growth, a history of water intrusion, musty odors, or when occupants are experiencing unexplained health symptoms. While mold is present in most environments, elevated indoor levels can indicate moisture-related issues that may require further evaluation or corrective action. Mold testing can provide valuable information for understanding indoor air quality and supporting informed decisions regarding remediation or further investigation. Aspen Ridge inspectors are Internachi certified and trained to perform a proper mold inspection according to the IAC2® Mold Inspection Standards of Practice.

Asbestos Testing

Asbestos testing involves sampling and laboratory analysis of suspected asbestos-containing materials to determine whether asbestos fibers are present. Asbestos was commonly used in building materials such as insulation, floor tiles, textured ceilings, siding, and pipe wrap in older homes. Testing is important prior to renovation type work because asbestos fibers can become airborne when disturbed and pose irreversible health effects if inhaled. Identifying asbestos-containing materials allows homeowners and buyers to make informed decisions about renovations, repairs, or remediation and helps ensure that any work involving these materials is performed safely and in accordance with applicable regulations. Aspen Ridge inspectors are Colorado State certified asbestos building inspectors. We use an accredited NVLAP laboratory for sample analysis which ensures accurate and fast results.

Lead Based Paint Testing

Testing a home for lead-based paint is important because lead was commonly used in residential paint prior to 1978, and deteriorating or disturbed lead-based paint can create hazardous dust or chips that pose serious health risks. Lead exposure is especially harmful to young children and pregnant individuals and can cause long-term developmental and health issues. Testing helps identify the presence of lead-based paint so that appropriate precautions can be taken during renovations, repairs, or occupancy, and allows buyers and homeowners to make informed decisions about risk management, disclosure, and potential remediation. Lead based paint testing is performed by a certified third party company.

Thermal Imaging Inspections

A thermal imaging inspection uses an infrared camera to detect temperature variations on surfaces throughout a home or building, revealing issues that may not be visible to the naked eye. This type of inspection can identify problems such as moisture intrusion, plumbing leaks, missing or damaged insulation, air leaks, and electrical hot spots. Performing a thermal imaging inspection provides valuable insight into hidden defects, helps prevent costly damage, and allows homeowners or buyers to make informed decisions about repairs, maintenance, or energy efficiency improvements. Aspen Ridge inspectors are trained and Infrared Certified through Internachi and Monroe Infrared.

Drone Inspections

A drone inspection uses a remote-controlled aerial device to capture high-resolution images of a home’s roof and other elevated areas that may be difficult or unsafe to access. This type of inspection can identify issues such as damaged or missing shingles, roof deterioration, drainage problems, flashing failures, and other signs of wear or potential leaks. Performing a drone inspection allows for a thorough and safe evaluation of the roof’s condition if the roof is unable to be walked. This will help homeowners and buyers identify necessary repairs, plan maintenance, and make informed decisions without the risks of physically climbing onto the roof. Aspen Ridge inspectors use drone’s with 50mp 4K cameras to capture high resolution pictures of your roof and home. We can see things that other inspectors can’t. We carry drone insurance and have our FAA Part 107 Remote Pilot Certification. This authorizes us to legally operate drones for commercial purposes. This certification requires passing a federal aeronautical knowledge exam and demonstrates that the pilot understands airspace rules, safety procedures, weather, and operational limitations to ensure safe and compliant drone operations.

Indoor Air Quality Testing

Indoor air quality (IAQ) testing involves evaluating the air inside a home for pollutants such as dust mites, pollen, soot, silica, fiberglass, amorphous organic debris, and many other allergens or airborne contaminants. This testing is important because poor indoor air quality can affect health, comfort, and overall well-being, particularly for individuals with respiratory conditions, allergies, or sensitivities. IAQ testing can help identify hidden problems, confirm the effectiveness of ventilation systems, and provide guidance for improving air quality, ensuring a safer and healthier living environment for occupants. We have the ability to take air samples throughout the home which are sent to a certified lab for analysis. A detailed report will be generated within 24-48 hours that can identify if there is an air quality issue inside the home.

Well Water Pressure, Flow, and Water Quality Testing

A well pressure and flow test evaluates a private well’s ability to deliver an adequate and consistent supply of water by measuring system pressure, recovery rate, and flow volume during operation. This testing is important because it helps identify issues such as low yield, failing pumps, pressure tank problems, or restricted flow that may affect daily water use. In addition to performance testing, a well water quality test is recommended to assess the safety of the water supply, as private wells are not regulated like municipal systems. Water quality testing is performed by a certified laboratory which can identify 53 potential contaminants such as bacteria, nitrates, heavy metals, or other substances that may pose health concerns, allowing buyers to make informed decisions and pursue treatment if needed.

One Year Warranty Inspections

A one-year warranty inspection on a new construction home is performed shortly before the builder’s warranty expires to identify defects, installation issues, or performance concerns that may have developed during the first year of occupancy. This inspection is important because many issues—such as settlement-related cracks, drainage problems, HVAC or plumbing defects, and incomplete or improper installations—may not be apparent at the initial walkthrough. A one-year warranty inspection provides homeowners with a documented, professional assessment they can submit to the builder, helping ensure necessary repairs are addressed before the warranty period ends.

New Build Inspections

A home inspection on a new construction home is important because even newly built homes can have defects, incomplete items, or installation issues that may not be visible to the untrained eye or are not caught by the city inspector. A new-build inspection prior to closing provides an independent, third-party evaluation of the home’s systems and components to help identify safety concerns and workmanship defects before closing or during key phases of construction.
